What are planned districts?

Answer

A planned district is a development that has unique features, uses, combinations of uses that may not meet the requirements of the zoning district in which the property or properties are located.

Details

However the development may provide an opportunity to have uses, building combinations and designs that may not be conducive of the standard zoning district. A planned district is reviewed by the Planning and Zoning Commission and Board of Aldermen. Each planned district has a specific ordinance written for that development outlining the minimum standards for the development. Typically there would be specific requirements for landscaping, street widths, parking, walking paths, ponds, building types that are not normally found in a standard zoning district. The ordinance us also tie together with an approved site development plan.
