Board of Adjustment

The Board of Adjustment is a five-member board with three alternate members.

The Board of Adjustment reviews requests for variances from the zoning regulations of the City of Frontenac. Article VII of Chapter 405 of the Municipal Code of Frontenac establishes the Board of Adjustment and outlines the procedures of the Board. Most variance requests are initiated by denial of an application for a building permit by the Building Commissioner and Zoning Administrator. There is a $250.00 application fee for a variance request and the applicant is also responsible for paying the City Attorney Fees for attending the Board hearings and the transcriber’s fee for attending the hearing and transcribing the hearing; these fees vary depending on the length of the hearing. The Board of Adjustment members are appointed by the Mayor with the approval of the Board of Aldermen.

The Board of Adjustment meets as needed and the hearing is held in the Frontenac City Hall Council Chambers generally at 5:30 p.m. on Monday, Tuesday or Wednesday. From the time of application for a variance, the process generally takes 30 days. Notices are sent out to neighboring property owners and a sign is posted on the property in advance of the hearing. The Building Commissioner and Zoning Administrator is the staff contact for discussing the procedures and the Building Commissioner and Zoning Administrator attends all Board hearings and provides staff reports to the Board.
