Board of Adjustment

The Board of Adjustment is a five-member board with three alternate members.

Zoning Board of Adjustment members are appointed by the Mayor with the approval of the Board of Alderpersons. The Zoning Board of Adjustment reviews requests for variances from the City’s zoning and floodplain regulations. Article VII Chapter 405 of the Municipal Code of Frontenac establishes the Zoning Board of Adjustment and outlines the Board’s procedures. Any person, firm or corporation aggrieved by any decision of the Building Commissioner and Zoning Administrator may appeal to the Zoning Board of Adjustment. Most variance requests are initiated when the Building Commissioner and Zoning Administrator denies an application for a building permit. Appeals must be filed within thirty (30) days of such decision.

The application fee for variance requests is $250.00. Applicants are also responsible for paying the city attorney’s fee for attending the Board hearings and the court reporter’s fee for attending and transcribing the hearing. These fees vary depending on the length of the hearing.

The Zoning Board of Adjustment meets on the first Tuesday of each month as needed at 5:30 p.m. in Frontenac City Hall. The Zoning Board of Adjustment may schedule meetings on other days to ensure appeals are heard in a timely manner. From the time a completed application for a variance is submitted the process generally takes 30 days. Notices are mailed to neighboring property owners and a sign is posted on the property in advance of the hearing. The Building Commissioner and Zoning Administrator is the staff contact for discussing the application process, attends all Board hearings and provides staff reports to the Board.
